Minutes of the Altamont Patio Condominium Meeting

The meeting was called to order by the President, Patty Barnett at 5:30 p.m.

 Committee reports:

• Metcalf Report - Bart Jones

After having looked over the list of repairs for the exteriors, Bart suggested a committee be setup to prioritize and receive bids for the work.

Members of the committee are Patty Barnett, Jo Simpson, Charles Chapman and Billy Dubose.  They will report back at the next meeting.

            There was a sewer backup that damaged Units D-7 and C-8.  The owners agreed to file on their insurance and the association would pay for water removal and the owners deductable.  Approximately $4000 and $2000.

            Past due accounts were discussed.  B-12 and C-2 are being pursued by a new attorney. 

• Vice President / Grounds report - Presley Burns

                        Larry is doing an excellent job on the grounds.

                        Two units still have crepe myrtles that have not been trimmed.

• Secretary / Webmaster report - Charles Baird

                        Website has been updated.

                        Records transferred to Charles Chapman.

 

• Treasurer's Report - Charles Chapman

            Question regarding wiring work done for a tenant that has not been forwarded.

                        Funds look good, before the sewer problem we have a $6000    excess.

 

Old Business

• After several members talking with several companies, it was determined that gates and cameras are not feasible.

The board recommends adding exterior lighting in such a way not to interfere with occupants.

• Condo Cleanup was a success and several more have been scheduled.  To be posted on the website.
• Termite inspection has been taken care of.
• The lower concrete work has not been done, and Jo asked to insure payment is not made.
• The dryer in the window has been removed.

 

New Business  

• After a brief discussion, it was voted and approved to pay the webmaster $40 hr which generally will be $10 a month for service.
• Pressure washing of the complex will be preformed after the pollen has subsided.  The board voted and approved paying Patty Barnett $450 minus Workman’s comp.  Costs for cleaning inside the patios will be determined later.
• There will be a spring cookout following the spring cleaning day on June 11.  The board will provide up to $300 for food.
• Bart will procure a sign at the entrance for the website address.
• The board passed a policy for replacement doors and windows.  Owners may replace them at their expense, but they must conform to current style and be metal framed.
• The board voted and passed funding approximately $1200 for pine straw and mulch to landscape.
• Wess asked for the pool gates to be repaired so they will latch.  He will propose new rules for the pool area at the next meeting.
