Wess Short, President, began the meeting at approximately 6:00 p.m. with continuation of Old Business.
Bart Jones provided all in attendance with an update pertaining to the issue of Satellite Dishes. In the near future, a second notification letter to those not in compliance with installation requirements will be issued to same requesting that these dishes be removed immediately. Anyone who wishes to address the Board and appeal this ruling will be asked to attend the next board meeting. After this time a fee of $25 per day will be issued to those not in compliance.
Regarding last months water bill in question, Bart reported to the Board that this figure actually represented almost two months bill, therefore was significantly higher than the previous months bill.
Jo Simpson reported findings relating to the charges issued by Cooks Pest Control and what they represented. Also, it was noted that a previous bill had been paid twice, and we actually had a credit in the amount of $553.62 of which $53.62 will be refunded, and the balance of $500 on account to cover this year's annual termite inspection in July. Charles Baird had asked another company to quote on the extermination costs, however to date, they had failed to do so.
The outgoing mail box is currently ready for use. The old outgoing mail box will remain in place for larger pieces of mail that do not require security.
It was confirmed by previous vote that the late fee for delinquent acounts is now $35 and other fees shall not be in excess of $100.
Bart Jones is preparing a letter and copy of rules which will be mailed out in the near future to all property owners.
New Business:
Review and discussion of the Past Due Account list took place, as well as a review of the current monthly statement.
The proposal by Barnes Building Services addressing the AC stands/roof repair was discussed. A decision has been postponed to a later date.
Parking rules were discussed, especially pertaining to vehicles that are not used in the course of every day transportation, and occupy spaces for periods exceeding two weeks without usuage. It was noted also a vehicle had to be towed this week that had parked in front of a dumpster.
Issues to be addressed in the near future will include leaky toilets and proper dryer installations.
Jo Simpson will not be able to attend the March meeting and asked that minutes be taken in her absence.
The next planned meeting will be Tuesday, March 23, 2004, 6:00 p.m. Metcalf Realty.
