Business:
Parking Lot
It was announced that Dunn Construction
will be repairing the parking lots on Thursday, September 25th.
All cars must be removed from the lots before 6 a.m. that morning or they
will be towed at the owner's expense. Work should be completed by
that evening. A 48-hour reminder notice will be posted and mailed
to all residents and owners.
Past Due Accounts
The status of current delinquent
accounts was discussed.
Laundry Room
The proposal
by Automatic Laundry Company (ALC) to install six sets of new Maytag front
load washers and matching stacked gas dryers was discussed and approved.
It was felt that we should realize a significant potential savings in utility
costs, i.e. less water consumption, and since front loaders have a greater
load capacity (aprox. 32%), this will be attractive to users who might
otherwise go elsewhere to do their laundry. The units will be installed
on a 10-year lease and should be in place in the near future.
Plumbing Meter System
Paul Matthys
and Randy Ross of Water Systems, Inc. presented a general outline of their
professional submetering and full services billing company. Their
WSI wireless metering system would involve installing a small water meter
encompassing a wireless radio transmitter in each unit. Each month
residents would receive a bill from WSI comprised of the actual water/sewer
charges, plus a $3.25 monthly fee. Payment would be issued to them
via mail, local AmSouth bank, or electronically. In turn, WSI would
pass the payments (less fee) to Metcalf who would in turn pay Birmingham
Water Board bill.
The most attractive feature of this plan would be that each property owner/resident would be paying for ONLY their usuage, rather than a portion of the total usage as it is now. Common areas would be treated separately.
The Board of Directors expressed interest in the WSI proposal, and will discuss the matter further at a future board meeting.
Other Business
It was
agreed upon to give Presley Burns, who in my opinion does an outstanding
job of keeping a never-ending abundance of beautiful flowers in our complex,
a much deserved raise.
Next Meeting
The next Association meeting
will be on September 23, 2003 at 6 pm Metcalf Realty. Monthly meetings
are scheduled to be held on the last Tuesday of each month. Monthly meetings
will be limited to 1 hour or no longer than 1 ½ hours.
