Business:

Parking Lot
Wess to post a sign notifying residents that the parking lot will be paved in the very near future.  Residents will receive a 48-hour notice to park cars elsewhere during paving. Cars not moved will be towed. “No parking--fire lane” sign to be painted in middle parking lot next to fence and swinging gate. A $35 fine will be billed to any resident parking in this zone. In addition, residents will be fined if their guests park in the no parking zone.
 

Past Due Fees
Elizabeth Sweeney, B-15 Will be closing soon and pay off remaining
  balance

Vincent Dysart, C-2  with attorney for collection

Christopher Purser, D-4 with attorney for collection

M&W Properties  three-months of dues and late charges

It was agreed that any unit 3-months in arrears will be turned over for collection in accordance with the Condo by-laws.
 
 

Direct TV
Bob Dailey, rep. for Direct TV, attended this meeting. He is licensed to install Direct TV for multi-unit dwellings. He said we would need 1 to 2 dishes for each row--placed out of sight. The cost to the Association would be $1120, but this cost would be waved if 40 units hooked into his system. Those residents with existing dishes that can be seen will be instructed to remove them.

Painting
E-1 patio wall to be painted. Cost to be covered by Association.
 

Numbers on Upstairs Units
Metcalf (Bart) to oversee completion of this project.

Laundry Room
Wess to oversee repair to bathroom ceiling.  Shirley to oversee weekly cleaning of laundry room at a cost of $10 per week plus cleaning supplies.

Pool
Wess has assumed responsibility for pool maintenance.
 

Concrete Work
Contracted out to Robert Burns. To be completed as weather permits. Bart to notify Wess when work is to resume so that he can inspect.
 

Plumbing Meter System
As a result of the doubling of the Association’s water bill (currently $3500 per month), Bart to contact Water Solutions about presenting their plan to install separate meters for each unit. The initial cost quoted by Water Solutions was $225 per unit to install meters.   Water Solutions would then bill each unit for their actual water use. It is anticipated that the condo fee will be lowered to compensate owners for assuming their own water bills.
 

Next Meeting
The next Association meeting will be on July 22, 2003 at 6 pm. The Board agreed to hold monthly meetings on the last Tuesday of each month. Monthly meetings will be limited to 1 hour or no longer than 1 ˝ hours.
