Minutes of the Altamont Patio Condominium Meeting

Dunn Construction has bid $17,867.00 do the requested repairs of the parking lots. It was suggested we obtain a hard copy of the bid. This figure would not include filling the area recently cut by Reno while repairing the water leak above the pool area, but would include striping. Parking spots will be marked in such a manner as to alleviate anyone parking directly in front of the walkways to the stairs.
As a continuation of talks regarding continuous leaks in toilets and replacing T-rings on commodes, it was decided this should be done on an individual basis rather than the Association mandating it as that would imply ultimate responsibility on their part.
Ground leaks above and by the pool have now been repaired.
Regarding air conditioning stands, an estimate of $3,600.00 per platform has been received. There are seven that require attention. Charles Chapman has agreed to get competitive bids on this project.
Jo Simpson informed the members present that she is in the process of obtaining insurance quotes, and found that the agency she contacted preferred to submit their quote closer to the renewal period. She will also check with our present provider to see monentarily what type discounts we might expect to achieve from them this next policy period.
Most of the walkways were have been cleaned of mildew by either pressure washing, or some bleached. There remain to be done, however, the walkway at the top of E to D row, as well as the landing on the C row.
Standing water was addressed as an issue as the threat of West Nile disease become more prevelant. It was suggesed something might be posted on the website and bulletin board encouraging residents to try to make certain any outside containers not be allowed to hold water which would encourage mosquito breeding.
The next new landing to be replaced soon will be on the C row.
The issue regarding the present number, and potential future numbers of Dish/Direct TV dishes was discussed. Of all installed presently, only one meets requirements, and none have requested the permission of the Board to install. Bart Jones mentioned knowing of someone who might install a Direct TV system, free of charge, that would enable each building to have one dish and each resident wishing to utilize Direct TV, be able to hook up to that dish. Arrangements will be made to have this individual address the Board in the near future.
The 2002 Annual Meeting was adjourned. Jeff Sfakianos submitted his resignation as President of the Association and Paul "Wess" Short was nominated and voted in to take over this position. Jo Simpson was asked to take over as Secretary, and she will also assume the webmaster position as well. Shirley Williams will remain active as a Board Member, as well as Jeff Sfakianos until his departure early Fall.
It was decided that Metcalf would prepare and send a letter to Lanier Brown, Unit A-14 to request that he advise the Board of what he proposes to be an acceptable agreement regarding the damage sustained by his unit.
Bart Jones advised those in attendance that twelve residents had been sent letters requesting prompt pruning of their patio trees exceeding the "four foot above ledge" rule. Jo Simpson also asked that general trimming of limbs be conducted where needed.
The issue of venting dryers was again brought up, but as yet, no solution has been reached. It was suggested perhaps an inspection be done to make sure everyone is in compliance with the fire codes regarding proper venting of clothes dryers as they cannot be vented into the attics or walls. Also, again the possibility of charging more for units having a washer was again brought up for future discussion.
There were eight members in attendance, in addition to Bart Jones and Bob Lacey of Metcalf Realty. Those present were Presley Burns, Charles Chapman, Derry Crawford, Shellie Hyde (represented by Scott), Randall Newlin, Jeff Sfakianos, Wess Short and Jo Simpson. The date for the next meeting has not yet been announced.
