Business:

                          Parking Lot

Louis Carruba provided an update and insight to the planned repairs that the parking lot. Charles Baird, Louis Carruba, and Bart Jones all agreed that the current bid of 1 1/2 inches of asphalt to be laid would be sufficient. Charles Chapman brought up the potential problem of the proposed bid not lasting long due to the soft spots in the parking lot. Louis Carruba stated that the soft spots could be dug out and repacked for approximately $75 per square yard.

The discussion ended by deciding to get a new bid on the job that includes painted outlines of the soft spots that will need to be repaired. An e-mail to the board_members@altamontpatio.net would allow everyone a chance to talk to the sales person that is submitting the bid. Questions from Shirley Williams included getting estimates on how long the new lot will last and how much it will cost.

Continued leaks and toilet rings

The previous board meeting had entertained the proposal of replacing the toilet rings in all of the units. Charles Baird suggested that we not take this preventive action as an association, but suggest that the individual owners take this responsibility upon themselves. The suggestion was based on avoiding liability by the association for any future problems that may occur with regards to leaks from the toilet. The motion was agreed upon.

                           Ground leaks

A leak in the club house was brought forward by Charles Chapman which Presley Burns and Bart Jones had discussed earlier. The leak is thought to originate from a main water line. Bart Jones has tested the dripping water in the water line and concluded that the water was not from the ground since the water contained chlorine. The board agreed to allow Bart Jones to use $500 to obtain a bid on fixing the possible main line. Support to the cause came from the unusually high water bill that persists every month.

Annual Meeting on December 2002

The board still lacks 5 proxies in order to adjourn the annual meeting of December 2002.

Air Conditioner Stands

Charles Chapman and Charles Baird discussed the repair of the air conditioner stands. Charles Chapman had obtained a bid that includes detaching the existing air conditioners and building new stands. During this process the platforms would be re-tarred. The bid per platform was ~$3,600. Charles Baird proposed that the liability not be assumed by the board, but that the owners of the air conditioners be required to move their air conditioners themselves after the new stands have been installed. The discussion ended by Charles Baird agreeing to bring a ladder to access the stands himself.
 
 

The following was e-mailed to the board members after the board meeting.
        Jeff and I inspected the ac roofs Saturday (January 11, 2003) and found the following.

I think we should get estimates on repairing D6, D12, D18 and E5.  A general handyman can repair the other minor items in less than an hour.  By getting the roofer to work with us, I believe the ac units could stay in place and 4x4's placed under them during the process. If at all possible I would recommend not removing the units during construction.
 
 

Insurance Policy

Jo Ann Simpson agreed to gather information on the current rates of our insurance company. She also suggested that periodic bids would be a good method of keeping our rates competitive. Jo Ann Simpson offered to obtain a new bid as soon as Bart Jones could get the current policy information to her.

Algae on walkways

During discussion on the status of the pressure washing that had been requested several weeks past, Jo Ann Simpson requested that more information be provided on the cost of the pressure washing before we continue. Paul West mentioned that he had used bleach to destroy the algae near his walkway and offered to complete the walkways.
